4 Mistakes to Avoid When Planning a Roof Replacement
A thorough plan can help ensure the success of your roof replacement project. When creating a plan, knowing which things to avoid is just as important as knowing the things you should do. In today’s post, local roof installation company Kearns Brothers shares the planning mistakes you should avoid.
1. Choosing a contractor solely because of a low bid — A low price is tempting, especially when you’re talking about roof replacement, but don’t make the mistake of making your choice based solely on the bid price. Beware of unscrupulous contractors who will cut corners just to get low figures on a quotation. You could end up with a roof made of low-quality materials, installed by inexperienced roofers. Such roofs may end up non-compliant with building codes, which could use up whatever savings you may have had in the first place.
2. Choosing the cheapest options — The most basic and low-cost roofing systems can function as a roof, but they won’t necessarily provide the kind of protection that your home needs. For example, if you’re in an area that’s often in the path of storms, the cheapest roof won’t offer much protection, and would unlikely have the kind of warranty coverage against wind damage.
3. Paying for the full contract price upfront — A standard roof repair or a replacement payment plan is paid in installments, never in full upfront. A downpayment, no more than 30% of the contract price, is paid when you sign the contract. It will then be followed by one or more payments upon delivery of the materials and other milestones. Final payment will then be collected during warranty registration, a few days after the roofing work is completed.
4. Skipping a written quote or estimate — With the scope and cost of a roof replacement project, everything should be documented — especially the project cost. A roofer may give you a verbal estimate, but it should be taken as a ballpark estimate at best.
